Project Overview
The site is located to the north-east of Hanham which forms part of the east fringe of Bristol.
The proposals involve the demolition of 1 dwelling on site and the erection of up to 140 homes (50% of which are affordable units), public open space and landscape and planting on Grey Belt land.
One of the key issues of the application was the site’s designation as Green Belt land when the application was submitted and the subsequent introduction of the ‘Grey Belt’ concept in National Planning Policy. We successfully demonstrated that the site was ‘Grey Belt’ as it did not strongly perform in respect of Green Belt objectives (a), (b) and (d) and based on meeting the Golden Rules, the principle of development was successful.
Our Role
We supported Ashfield Land and Redrow Homes through the pre-application stage as well as the outline planning application. We then prepared an appeal which involved sitting on a Public Inquiry rebutting the LPA’s decision and securing the designation of the site as Grey Belt. Planning permission was awarded in 2025.
