Project Overview
The site is formed of Tidcombe Hall, its grounds and outbuildings, and agricultural fields. The open green space comprising the site is appreciated from the canal and towpath to the north of the site. The site marks the edge between urban and rural.
The proposals involve the conversion of Tidcombe Hall and outbuildings and residential development comprising circa 100 new homes (including 28% affordable dwellings), community growing areas and public areas of open space and recreation. The residential development will fund the restoration of Tidcombe Hall.
The rural-urban location of the site and the existing listed building meant that the effect of the proposals on the character and appearance of the area, as well as the potential harm to the Grand Western Canal Conservation Area and to the Grade II listed Tidcombe Farmhouse, were key issues in this application. As such, the proposals include Green Infrastructure which will not only maintain the setting of the Tidcombe Hall and the rural surroundings but also enhance the existing links (such as the Canal and proposed green space) and deliver a positive Biodiversity Net Gain.
Our Role
We supported Tidcombe Holdings LLP through the outline planning application stage. We then prepared and submitted an appeal which involved giving evidence at a 6 days Public Inquiry rebutting the LPA’s decision, with planning permission being awarded and costs partially allowed in 2025.
