Residential Development of a pair of semi-detached dwellings
Grange Road, Bishopsworth, Bristol
The site is located within the Bishopsworth and Malago Conservation Area and comprises a constrained infill site within the urban area. The main issues connected to the project related to the locality's conservation area status, connected design considerations and overlooking and overshadowing. A series of schemes failed to obtain planning permission and were largely refused for the same reasons relating to cramped and over-intensive development, limited overall space between the two dwellings and subsequent harmful impact on the conservation area.
We coordinated a new scheme which involved a number of design elements incorporated to respect the character of the conservation area, which included a reduction in overall height, contemporary materials and design features taken from the local context.
We successfully gained permission via appeal in January 2016, in which the Inspector commented that the evolution of schemes over the previous years had resulted in a sensitive proposal that respected the character of the conservation area, allowed sufficient space for the dwellings and utilised appropriate materials.
