The Bristol Rugby Football Combination, Bristol City Council, Redrow Homes and Lockleaze Ground Charitable Trust
Detailed planning application for a mixed use development for the creation of a new flagship sports complex including the provision of a sports centre, all weather pitches, grass pitches, multi-use games area, car parking, and new informal and formal public open space, and 95 dwellings.
Combination Ground/Bonnington Walk, Lockleaze, Bristol
The site lies across two different local authority boundaries and therefore this involved negotiating with both Bristol City Council and South Gloucestershire Council simultaneously. Grass Roots Planning successfully negotiated with both councils and consultees to address a number of key issues that were raised during the planning process including significant heritage impacts, viability issues and landscape impacts. The accumulation of this process resulted in an officer recommendation for approval which was later supported by the planning committee.
Since the application was approved in March 2015 by Bristol City Council (Application Ref: 14/03526/F) and in July 2015 by South Gloucestershire Council (Application Ref: PT14/2849/F), Grass Roots Planning have successfully discharged conditions to allow the development of the 95 houses and the sports centre to begin. In addition to this, the work undertaken has involved the temporary and permanent diversion of a Public Right of Way, varying conditions on the development and working in conjunction with a site to the south known as the Dings, to ensure a coherent development project has been formed.
