Residential Development for 29 units

Brynna Woods and Llanharan Marsh, Pencoed
After securing outline planning permission in 2007 for the
development of 29 units on site, Grass Roots Planning
successfully submitted reserved matters for both phases 1 and
2. These two sites are located within and adjacent to an area
of land which was transferred to the Wildlife Trust of South
and West Wales for extensive nature conservation management
for the Llanharan Marsh Site of Importance for Nature
Conservation.
Phase 2 of the site is currently being developed to produce a
high quality contemporary designed scheme in conjunction with
Rio architects. This includes the utilisation of render,
brick, and horizontal timber cladding which responds
positively to the character of the area.
Our current role relates to the submission of phase 3 of the
scheme, dealing with S73 applications to amend parts of the
scheme, addressing sensitive ecology and S106 related issues
and assisting in finding a more cost effective and deliverable
drainage scheme for the site.
